First look at Adelaide’s Treehouse Hotel where ‘curiosity, nostalgia’ meet design

Starwood’s first Treehouse Hotel in Australia, its second globally, will be a key part of a wider $400 million Market Square Adelaide redevelopment set to open in 2026.

ICD Property revealed its vision for the lifestyle brand following an extensive international study tour of Treehouse properties worldwide to understand how the properties create neighbourhood-driven experiences that capture the brand’s playful identity through local context.

“Treehouse is about curiosity, connection, and creativity,” ICD Property Chief Executive Officer, Matt Khoo said.

“It’s less about traditional luxury and more about creating experiences that feel personal and genuine. That approach fits perfectly with Adelaide’s spirit and with what we’re building at Market Square.”

The hotel will play a key role in the vision for Market Square, which has been designed as a mixed-use precinct.

The hotel’s podium and terrace levels will be flexible, public-facing spaces to incorporate the city’s arts scene, with the potential to support live music during Adelaide Fringe, a rooftop cinema and design elements to align with Adelaide Festival.

“We really saw an opportunity to create a lifestyle hotel that doesn’t just sit within the city but actively participates in its cultural life. Treehouse fills that gap in Adelaide by offering a lifestyle experience that’s both design-forward and community-oriented,” Khoo said.

“With its ability to host activations and events, Treehouse Hotel Adelaide will become a cultural touchpoint, especially during major city events when demand for unique, immersive experiences is at its peak.”

Construction for the 248-room hotel is underway, with competition targeted for late 2026.
