New York-based Extell Development Company and Hilton have signed a contract to develop the Waldorf Astoria Deer Valley Resort and Residences in Utah.

Expected to debut in 2028, the ski-in, ski-out resort will be located within the premier Deer Valley East Village, the first major public alpine ski resort to be developed in North America in over 40 years.

Adjacent to Deer Valley’s newly established longest ski run, the Green Monster, Waldorf Astoria Deer Valley Resort and Residences will offer guests and residents an effortless, world-class mountain experience.

This retreat will be elevated by the legendary service and hospitality synonymous with the Waldorf Astoria brand.

The resort will feature 132 keys and 105 one-to six-bedroom branded residences available for purchase ranging from 1,099 to 5,155 square feet across two towers.

With seamless ski-in, ski-out access and unobstructed views of Bald Mountain, Hail Peak, Park Peak and beyond, the property will feature 56 hotel residences located above the hotel, complemented by an additional 49 private residences in a standalone Waldorf Astoria Residences Deer Valley tower.

Architectural design of the property is led by world-renowned Kohn Pedersen Fox (KPF), and the interior design of the project is led by award-winning hospitality designer AvroKO.

“The signing of Waldorf Astoria Deer Valley Resort and Residences marks a major milestone in Hilton’s growing luxury portfolio across the Americas,” said Hilton vice president, North America luxury and mixed-use development, Kara Randall.

“We’re proud to partner with visionary owners to introduce this ski-in, ski-out resort to Deer Valley East Village, complementing the upcoming Canopy by Hilton at Deer Valley, which is expected to open this year.

“This Waldorf Astoria resort will further enhance Hilton’s diverse offerings in Utah, where more than 70 properties are already welcoming travelers.”

To complement its unparalleled access to year-round recreational activities, the property will offer a curated suite of on-site amenities for hotel guests and residents, including a 15,000 square foot state-of-the-art spa with treatment rooms, thermal features, and a snow room; fitness centers; ski valet and concierge services; a golf simulator; a kid’s room; a resident’s pool deck along the Green Monster; an indoor lap pool; and a one-of-a-kind outdoor pool and hot tub cantilevered over the ski run below.

The property will also feature numerous restaurants, bars, and lounges, including Waldorf Astoria’s signature Peacock Alley; 11,300 square feet of meeting and event space including a 5,200 square foot ballroom; resident lounges; a demonstration kitchen; and more.

Waldorf Astoria Deer Valley Resort and Residences marks the second Hilton property announced for the East Village development.

A Canopy by Hilton hotel, overlooking the Jordanelle Reservoir and Deer Valley Resort, and located steps from the Jordanelle Express Gondola, will open this summer 2026.
